Benton Harbor City Commissioners have taken more steps to move Project T forward.

Project T is the commercial and housing development planned for the site of the former Mercy Hospital building. It’s being developed by Harbor Habitat and Detroit-based Renovare and is planned to include a combination of duplexes, apartments, and retail space.

At Monday’s regular meeting, the city commission approved the master deed for Project T, noting the development is receiving a Michigan State Housing Development Authority Missing Middle housing grant, a $1.25 million grant from Whirlpool Foundation, and a $2.1 million Brownfield financing agreement for its first phase.

Commissioners in June agreed to sell the parcel at 960 Agard Street to Project T and also agreed to extend its purchase option for 807 Weld Street so work could proceed.

Also Monday, commissioners approved a development and reimbursement agreement between Project T, the city, and the Brownfield Redevelopment Authority to move the project forward, and commissioners agreed to vacate two alleys that run right through the site.

Phase One of Project T is planned to include 14 duplexes with 28 units. Phase Two of Project T will now be a mixed-use building with an intended grocery store on the first floor and 39 apartments on the upper floors.

The developers have still not announced when construction could begin.

Commissioners Monday approved the Project T-related resolutions with no comment.
